Project Description:

This elite tower consists of two buildings — one with 44 floors and the other with 55 — seamlessly interconnected in a refined and sophisticated design. The project concept aims to introduce an elegant high-rise facing the Dritan Hoxha axis, incorporating a mixed-use program that includes hotel facilities, commercial spaces, offices, and residential units. The separation of the two towers creates an open space in between, allowing for greater geometric flexibility and improved natural lighting. Moreover, it enables a more effective programmatic distribution, ensuring that no functions directly face one another, thus enhancing privacy.

The main facade concept is inspired by the rich Albanian culture of combining various patterns with a woven fabric grid. The building’s exterior envelope consists of an interlacing of vertical and horizontal elements, where the lines resemble a layered textile. Complementing this is a triangular projection of the balconies, angled at 45 degrees.

The footprint of the two towers begins with a rectangular geometry that ascends in height; as the balconies extend outward, they create angles that not only increase balcony surface areas but also provide potential spaces for greenery.

Keys: As a mixed-use development, the tower includes a high-standard hotel with a capacity of approximately 90 rooms. In addition, the residential side, the tower offers approximately 230 generously sized apartments, thoughtfully designed to ensure optimal space utilization and a high standard of living.

Year of Opening: The completion of this landmark tower, which is set to become a defining feature of the entire area, is projected for the end of 2032.

Project Description:

One of Shkodra’s architectonic landmark, the tower organizes three program areas vertically: commercial spaces occupying the first three floors; residential units taking up the next twenty; and the hotel in the top seven. A level of facilities separates each block from the one immediately above or below. This solution minimizes the length of the ventilation ducts and avoids concentration of machinery on the roofs.

The tower’s fragmented geometry reduces perceptions of it as a monolithic mass, generating dynamic facades that integrate vertical crevices at the bottom of which the independent entrances are situated. The hotel is entered underneath the north crevice, in continuity with the current entrance of the existing Hotel Rozafa. The shops are accessed at the foot of the southeast crevice. And access to the apartments is through the low part of the southwest crevice.

Prioritizing sunlight, the triangular floor plan excludes north orientations. Shkodra has a warm Mediterranean climate but it gets very rainy too, hence the solution of deep perimetral terraces.
The volume of the tower was designed on the basis of a series of planes and horizontal lines of different color tones that create a sense of lightness and stylize the building’s mass. All planes are covered with wood in different textures. Elements like slabs, handrails, and parasols are painted in yellows, oranges, and light greens, completing the chromatic composition of the facades.
